And I've learned that the most important signals aren't the headlines. They're the quiet numbers that shift before anyone's talking about it.
Right now, those numbers are shifting.
What's Actually Happening in Red Deer This June
I want to start with what the data says and then tell you what I think it actually means.
In May 2026, Red Deer recorded 161 residential sales. That's down 13% from the same time last year. Active listings climbed to 380, the highest inventory level we've seen since 2023. Months of supply hit 2.3. The absorption rate, meaning the percentage of listings that actually sold, dropped to 42%.
To put that in context: in December there were 212 active listings in Red Deer. Today there are 380. That's nearly double in five months. That's not a blip. That's a trend.
The average sale price held at $403,024, up 0.6% year-over-year. The sale-to-list ratio is still 98.06%. Average days on market is 36.
So the market hasn't fallen off a cliff. Prices are stable. Homes are still selling. But the conditions that sellers have been operating in for the last two years, tight supply, motivated buyers, multiple offers, those conditions are changing.
What I'm Actually Seeing on the Ground
Beyond the numbers, the feel of this market has changed.
Buyers aren't in a rush anymore. I'm watching people take days, sometimes weeks, to make a decision on a home they clearly like. The fear of missing out that drove so many quick decisions in 2024 has largely disappeared. What's replaced it is patience. Buyers know they have options and they're using them.
I'm still seeing multiple offers on well-priced homes in the right price range. But the margin for error has shrunk considerably. Sellers who are used to the market doing the heavy lifting for them are getting a surprise right now.
The sellers who are winning right now are the ones who priced it right from day one. Who prepared their home properly. Who didn't try to test the market and then chase it down.
What the Pattern Tells Me
I've seen this before.
I was selling homes in 2013-2015 when the market quietly shifted from active to balanced and sellers who hadn't been watching missed their window.
The pattern is almost always the same. Inventory builds slowly. Days on market creep up. The sale-to-list ratio holds longer than people expect because well-priced homes still sell, so sellers assume the market is fine. Then one quarter they look up and realize buyers have gained the leverage.
We are in the middle of that early phase right now.
What makes this cycle particularly worth watching is the Calgary and Edmonton signal. Both markets have been showing clear inventory growth and softening demand for months. Red Deer and Central Alberta typically follow the larger Alberta markets by six to eight months. That lag means sellers listing today in Red Deer are ahead of the shift. The sellers listing in October may not be.
Where the Market Is Holding and Where It Isn't
Not everything is moving the same direction at the same speed.
The $300,000 to $499,999 price range in Red Deer is still competitive. That's where the majority of detached home sales are happening. If your home is in that range and shows well, buyers are still showing up.
Above $500,000 the dynamic has shifted. Buyers are taking more time. Negotiations are happening. That segment of the market has already moved past balanced toward buyer-friendly.
Outside of Red Deer the story varies. Penhold is still a strong seller's market with 88% of listings selling. Blackfalds is at 69%. Sylvan Lake sits right at 50%, which is exactly the balanced market line. Heading into summer that Sylvan Lake number matters. Lake season is peak demand for recreational properties and this is the window.
What I Tell My Clients Right Now
I had a conversation this week with a seller who has been thinking about listing since February.
She asked me if she missed it.
My honest answer: not yet. But the market in June looks different than it did in February, and the market in October is going to look different than it does in June.
The sellers who do best in a transitioning market are not the ones who wait for certainty. They're the ones who make a clear-eyed decision with accurate information and price it right from day one. In a balanced market, overpricing doesn't get corrected by the market. It just sits. And you end up adjusting as time goes on.
Your first two weeks on market are everything. If you come out overpriced you don't just sit, you go stale. And a stale listing in this market is very hard to recover from.
If you've been sitting on this decision, summer is still a strong window. But it requires a different strategy than it did a year ago.
