"Should I wait until fall to list?"
It's a fair question. And I want to give you a real answer, not a sales pitch.
What's Happening in the Broader Market First
Calgary and Edmonton have been cooling for several months now. Inventory is climbing. Buyer demand is softening. The pace those markets were running at for the last few years has clearly shifted.
Here's something most people don't realize about Red Deer and Central Alberta. We typically follow the larger Alberta markets by about six to eight months.
So what Calgary and Edmonton are experiencing today isn't just a headline. It's a signal for what's likely heading our way.
And that changes the timing conversation significantly.
What Red Deer's Numbers Are Actually Saying
Here are the real numbers in Red Deer for May 2026, straight from CARA MLS:
- Sales: 161 (down 13% year-over-year)
- New listings: 254 (up 7% year-over-year)
- Active inventory: 380 (up 35% year-over-year, highest since 2023)
- Months of supply: 2.30 (up 55.6% year-over-year)
- Average sale price: $403,024 (up 0.6% year-over-year)
- Average days on market: 36 days
- Sale-to-list ratio: 98.06%
Here's my honest read.
Sales are down from last year and inventory is up. I'm not going to gloss over that. But prices are still holding, the sale-to-list ratio is still sitting at 98%, and homes are moving in an average of 36 days. This isn't a collapsing market. It's a market in transition.
What really tells the story is where inventory started versus where it is now. In December there were 212 active listings in Red Deer. Today there are 380. That's nearly double in five months. The absorption rate has dropped from 49% in April to 42% in May. Anything below 40% is generally considered a buyer's market.
The most competitive price range is still $300,000 to $499,999. Detached homes are averaging $470,987. If your home is in that range and priced right, you still have a genuine opportunity. Above $500,000, buyers are taking more time and negotiating harder. That segment has already shifted.
What I'm Actually Seeing on the Ground
Beyond the numbers, the feel of this market has changed.
Buyers aren't in a rush anymore. I'm watching people take days, sometimes weeks, to make a decision on a home they clearly like. The fear of missing out that drove so many quick decisions in 2024 and 2025 has largely disappeared. What's replaced it is patience. Buyers know they have options and they're using them.
I'm still seeing multiple offers on well-priced homes in the right price range. But the margin for error has shrunk. Sellers who are used to the market doing the heavy lifting for them are getting a surprise right now.
Some sellers are genuinely disappointed by the lack of activity. They listed with expectations built on what friends sold for in 2024 or 2025 and when that same energy doesn't show up, it feels like something went wrong. Usually it didn't. The market just shifted and the pricing didn't move with it.
What the Sub-Markets Are Telling Us
Not every community in Central Alberta is at the same point in this cycle.
Penhold is still firmly in seller's market territory. Blackfalds is holding strong. Sylvan Lake, especially relevant heading into summer, is sitting right at the balanced market line, which puts it at peak seasonal demand right now.
The seller who waits until September in any of these communities is listing into more competition, not less.
The Window Sellers Are Missing
The sellers who act in June and July are getting ahead of the shift. The sellers who wait until fall are more likely listing into it.
I've been doing this for 16 years and I've watched this cycle play out more than once. It doesn't happen overnight and it doesn't move in a straight line. But the direction is clear.
The window is still open. It won't stay this way indefinitely.
What This Means if You're Thinking About Selling
Pricing matters more right now than it has in years. The biggest mistake I see in a transitioning market is sellers pricing based on what the neighbour sold for six months ago. That number is no longer this market.
Your first two weeks on market are everything. If you come out overpriced you don't just sit, you go stale. And a stale listing in this market is very hard to recover from.
Well-priced homes in good condition are still selling. Strategic sellers are still getting great results. But the approach has to match the market you're actually in, not the one from a year ago.
