I keep getting asked the same question right now. Should I list this summer, or wait until fall? Every answer I've read online says the same thing: it depends. On your timeline, your motivation, your home. True, but not useful. So here's my actual answer, built off what's happening in this market right now.

What Do The Actual Numbers Say?

June was the strongest sale month Central Alberta has had all year. Sales jumped from 161 in May to 192 in June. The share of active listings selling each month climbed from 42% to 53% in a single month. The Bank of Canada has held its rate at 2.25% for six consecutive months.

Here's the part that matters most: none of that is evenly distributed. Homes in the $300,000 to $500,000 range are selling at a rate of 57%,  the strongest range in the market right now. Above $500,000, buyers have more room to negotiate, and the market cools noticeably. Two very different markets, sitting inside one headline number.

Why Does Everyone Say "It Depends" Instead of Giving a Real Answer?

Because a real answer requires taking a position, and most advice is written to avoid ever being wrong.
