I've listed and sold homes across both areas many times over. Together, they form one of Red Deer's strongest family-oriented corridors, and they're worth understanding as a whole before you decide which side suits you best.
Where Are Timberlands and Timberstone?
Both neighbourhoods sit on the east side of the Red Deer River in northeast Red Deer, bordered by 67th Street and Highway 11 to the north and 30th Avenue to the west. Neighbouring communities include Timber Ridge, Anders, and Anders on the Lake.
Timberstone came first. Development began around 2010, making it the original phase of what has become one of the city's most established east-side family zones. Timberlands followed, expanding the corridor with more innovative housing types and a stronger emphasis on walkability and mixed-use design.
On a city map they appear as two separate neighbourhoods. In daily life, they share schools, amenities, trails, and shopping. For most buyers, the practical question isn't Timberlands or Timberstone. It's which street, which style, and which price point.
How They Differ

Timberstone is the original, slightly smaller, and more established of the two. It has the feel of a tight-knit community that has been lived in and settled. Street names all start with T, giving it a distinctive, navigable character. Lots back onto parks and green space in a way that was intentionally built into the neighbourhood structure from the start. At the centre is a large neighbourhood park with playgrounds, open green space, and a toboggan hill that gets serious use every winter.
Timberlands and Timberlands North came later, with a stronger focus on walkability and housing innovation. The community plan introduced carriage home lots that allow auxiliary dwellings above detached garages, wide shallow lots with different frontage designs, live-work units with commercial space at street level and a residence above, laneless single-family homes, and townhouse districts. Timberlands North in particular was designed so that daily errands, schools, library, parks, and transit are all within a realistic walking loop. That is not typical of most Red Deer neighbourhoods.
My clients who start in Timberstone for more established homes and affordable options often end up upsizing within Timberlands as their family grows. The neighbourhood does what good communities are supposed to do: it keeps people.

The Timbers is a noteworthy bare land condo community offering maintenance-free living within the Timberstone area. Condo fees cover lawn care, snow removal, and common area maintenance year-round. This format appeals strongly to busy professionals, empty nesters, and anyone who values their weekends. Units in The Timbers range from upper-mid to luxury pricing depending on size and finish.
Timberlands also includes The Wellings of Red Deer, a luxury 55-plus development for downsizers who want to stay in the same community as their family grows and their needs change.
The full picture: you can realistically live in this combined community from your first home to retirement without ever needing to change neighbourhoods. That's a rare thing in a city of Red Deer's size.
Builders in Timberlands
Timberlands North has an active builder presence with showhomes concentrated along Thorkman Avenue, Townsend Street, and Timberlands Drive, making it a strong neighbourhood to tour if you're considering new construction. Current builders include Abbey Platinum Master Built, Asset Builders, Falcon Homes, Mason Martin Homes, Manhani Builders, Beacon Homes, TimberRock Villas, and Unique Elevations.
Timberstone is more fully built out with fewer active showhomes, but features a mix of original builds and resales from the same quality builder pool.

The school and library cluster in this area is one of its strongest lifestyle features, and it's the thing parents mention most when I ask what they love about living here.
For public school families: Barrie Wilson Elementary School serves Kindergarten to Grade 5 with both English and French Immersion options. The Red Deer Public Library Timberlands Branch sits on the Barrie Wilson campus on Timothy Drive, making it walkable for most families in both neighbourhoods. Central Middle School serves Grades 6 to 8. Lindsay Thurber Comprehensive High School serves Grades 9 to 12 and is located just across 30th Avenue near Kerry Wood Nature Centre.

Along 30th Avenue and Timberlands Drive you'll find The Canadian Brewhouse, Browns Social House, barBURRITO, The Chopped Leaf, China House, McDonald's, A&W, and additional retail, services, and banking options.
Transit stops are integrated into the walkable network, and paved, well-lit paths connect residents to most daily needs on foot.
Timberstone residents are a short drive from the same amenity base and have direct access to Timberlands Market for additional shopping and services.
Who Calls Timberlands and Timberstone Home?

It sits near the David Thompson Highway for easy access across the city, and backs onto wetlands, walking trails, and Red Deer's trail system.
What's available: Detached homes, townhomes, duplexes, and condos. Current prices range from the $600K range for new builds, with quick possession options available. The mix skews owner-occupied (~70%), which keeps the neighbourhood feel strong.
